Wonderful course. The staff were awesome. We played during a collegiate golf championship. I was so surprised that they allowed us to play and also gave us the attention that we needed while all that was going on. We played the river course. It was challenging and beautiful. My dad took several pictures of the course. I am planning on coming back and enjoying the full resort next time

We stayed in a 2 bedroom condo and it was perfect. The rooms are spacious and have a full kitchen, washer&dryer, plus 2 private decks. We loved the river pool and lazy river, it was clean and great for the kids. The staff was very nice and accommodating. The location is great, right next to all activities and amazing restaurants. Highly recommend staying here with groups for trips! We will come back!

Overall the location and facilities were great, hospitality is likely understaffed. We were not able to get in our expensive rental until very late. Highlights: The mill was great! Wonderful coffee and sandwiches. We also enjoyed the breakfast buffet, we got it comped for the late checkin. So double win! The buildings were well maintained as were fitness and tennis facilities. The bad... It took a long time for anything hospitality related including a long wait for more soap. No one checked in with us regarding any needs we had at ALL. The pool was great, good service, and a cute lazy river, it was staffed well with four life guards just not any that were actually watching the pool for safety. I actually saw the only one in the chair paying any relative attention to saftey on her phone ? bad look if you have young children, FYI.

Came with my friends for our Busch gardens trip, only stayed one night. The room itself is what you would expect for something like a Hilton, not so much a resort. It worked fine for what we needed since we were only there for the night. All of the piping in the bathroom was clogged and slow draining, turning our showers into baths. There was also mold on the attic panel in our room. Resort staff seemed to only care about their regular customers, which was disappointing. When we checked in, the front desk told us we would have access to all amenities even the morning after we check out, which was not true. We went for breakfast at the Mill Café, where all of the ladies up front seemed too focused on socializing with each other to make our coffees correctly. They remade my drink twice and both times it was entirely wrong, all the while showing videos on their phones at full volume, which was disrespectful to the customers eating inside. They were nice, just not the appropriate conduct you would expect at a resort. We could not access any other amenities at the resort either since they required a key, which would not have been an issue since we would have just checked out later than we did to access it. The misinformation the staff gave us was inconvenient and the service we received was below our expectations.

My hubby and I recently visited Kings Mill Resort and it was AMAZING!!! The couples massage was outstanding. Our River view room condo was FABULOUS! It was very spacious and clean. The food at Eagles restaurant was delicious!!! The grounds are absolutely beautiful. We did a short staycation but will definitely be going back. It's a beautiful place to take your family and with Busch Gardens and the Water Park within 5 minutes away, definitely a prime spot to bring your children if you'd like.

The rooms are typically very good and have amazing rates for the amenities you get at the resort. I’ve only had issues with a shower drain one time. The service is mostly good. Everyone is very nice and professional, but I once was not able to check in until 6:00 PM. The location is so beautiful, and being on the James River is so cool. At the same time, it’s a 15 minute drive to downtown CW due to the lengthy drive in the Kingsmill residential area.

We recently stayed in a 3 bedroom riverfront condo at Kingsmill Resort. The view from the condo was unforgettable! The resort has many tennis and pickle ball courts! The outdoor main pool was open already, that was a nice surprise! The marina restaurant has a great view and lovely live music. The food is not the best, and the service was very slow. Would love to go back in the summer when the lazy river is open. The shuttle service they offer at the resort is very convenient! We used them twice, once to go into Colonial Williamsburg and then to Busch Gardens. They were prompt and offered a group discount! Lots to do at Kingsmill Resort, beautiful resort, and large family accommodations available!

This felt less like a luxury resort and more like a neglected campground. I was applaud to see the exterior of the buildings covered in webbing and being eroded by carpenter bees. Upon stepping inside of our cabin, I saw loose wiring above the door, the calking around the tub in desperate need of attention and the lighting offset in the ceiling. Our refrigerator was clearly broke upon arrival, and while it was replaced, it caused us to throw away much of the food we had brought on our trip. The replacement unit never cooled down enough to a safe temperature, which changed our meal approach for the rest of the trip. One other note about the room - the thermostat only allows for adjustments between 68 & 72 degrees, which could make for warm nights. Everything was spread too far apart on the ground, which required us to drive anywhere. The complementary shuttle service was a broken down utility van from at least 20 years ago. It was impossible to get turn down service. A text was needed to be sent at least a day in advance. There were also numerous gopher holes along the shore line, which could lead to an unexpected sprained ankle. Would not recommend this resort.

Kingsmill has lovely grounds and a fantastic location. The staff is incredibly kind and helpful. The fitness center is huge and really nice. The views along the James River are lovely from our river view room. That said, the room leaves a lot to be desired. It’s dated, lacks amenities and is just overall sad. My kids, who normally think everything is great, were even surprised at how subpar the room was, reminding that it was just a place to sleep. I’m not super picky about hotels and thought about checking out early. It’s a four star resort (not five) with one star rooms.

Very disappointing experience. The tub had major wear and tear, and the room was dark, dingy, and very small. Definitely not worth the price that’s for sure. I paid for an overpriced membership back in April 2025 (I thought it was August but regardless my year was not up) because my son and daughter were coming to town and I wanted to take them to the restaurant on the river. The view was nice but the food was average at best. In order to go to the restaurant you have to a) have a membership b) know someone with a paid membership or c) be a friend or family member of management. After 6 months I canceled my membership (I was not using it) but I saved the pass book. The membership came with a pass book that was filled with discount certificates. I had a friend in town from 2/26/26 to 2/28/26 and thought we would use the book for lunch, a room (since I was moving out of Kingsmill and no longer had a bed at my place), etc. To my surprise I was told that I could not use it because it was only good for active members. Maybe I’m overlooking the fine print on the certificates but the certificates read “Expires one year from join date. Excludes holidays”. I failed to see the “valid with a current club membership only” line. I guess major discounts and free rooms only apply to upper management guest at Kingsmill!
