The rooms are typically very good and have amazing rates for the amenities you get at the resort. I’ve only had issues with a shower drain one time. The service is mostly good. Everyone is very nice and professional, but I once was not able to check in until 6:00 PM. The location is so beautiful, and being on the James River is so cool. At the same time, it’s a 15 minute drive to downtown CW due to the lengthy drive in the Kingsmill residential area.

We recently stayed in a 3 bedroom riverfront condo at Kingsmill Resort. The view from the condo was unforgettable! The resort has many tennis and pickle ball courts! The outdoor main pool was open already, that was a nice surprise! The marina restaurant has a great view and lovely live music. The food is not the best, and the service was very slow. Would love to go back in the summer when the lazy river is open. The shuttle service they offer at the resort is very convenient! We used them twice, once to go into Colonial Williamsburg and then to Busch Gardens. They were prompt and offered a group discount! Lots to do at Kingsmill Resort, beautiful resort, and large family accommodations available!

This felt less like a luxury resort and more like a neglected campground. I was applaud to see the exterior of the buildings covered in webbing and being eroded by carpenter bees. Upon stepping inside of our cabin, I saw loose wiring above the door, the calking around the tub in desperate need of attention and the lighting offset in the ceiling. Our refrigerator was clearly broke upon arrival, and while it was replaced, it caused us to throw away much of the food we had brought on our trip. The replacement unit never cooled down enough to a safe temperature, which changed our meal approach for the rest of the trip. One other note about the room - the thermostat only allows for adjustments between 68 & 72 degrees, which could make for warm nights. Everything was spread too far apart on the ground, which required us to drive anywhere. The complementary shuttle service was a broken down utility van from at least 20 years ago. It was impossible to get turn down service. A text was needed to be sent at least a day in advance. There were also numerous gopher holes along the shore line, which could lead to an unexpected sprained ankle. Would not recommend this resort.

Kingsmill has lovely grounds and a fantastic location. The staff is incredibly kind and helpful. The fitness center is huge and really nice. The views along the James River are lovely from our river view room. That said, the room leaves a lot to be desired. It’s dated, lacks amenities and is just overall sad. My kids, who normally think everything is great, were even surprised at how subpar the room was, reminding that it was just a place to sleep. I’m not super picky about hotels and thought about checking out early. It’s a four star resort (not five) with one star rooms.

Very disappointing experience. The tub had major wear and tear, and the room was dark, dingy, and very small. Definitely not worth the price that’s for sure. I paid for an overpriced membership back in April 2025 (I thought it was August but regardless my year was not up) because my son and daughter were coming to town and I wanted to take them to the restaurant on the river. The view was nice but the food was average at best. In order to go to the restaurant you have to a) have a membership b) know someone with a paid membership or c) be a friend or family member of management. After 6 months I canceled my membership (I was not using it) but I saved the pass book. The membership came with a pass book that was filled with discount certificates. I had a friend in town from 2/26/26 to 2/28/26 and thought we would use the book for lunch, a room (since I was moving out of Kingsmill and no longer had a bed at my place), etc. To my surprise I was told that I could not use it because it was only good for active members. Maybe I’m overlooking the fine print on the certificates but the certificates read “Expires one year from join date. Excludes holidays”. I failed to see the “valid with a current club membership only” line. I guess major discounts and free rooms only apply to upper management guest at Kingsmill!

Have been coming to Kingsmill Resort for several years. The grounds are well maintained. The rooms are clean and spacious. The pool area is usually pretty well kept and always have activities available. Highly recommend staying here.

Disappointing! Rooms are not only outdated, but also dirty. Mold stains on the curtains, musty smells and bugs in the bed. Stains on wall and furniture. Mini fridge not functional and toilet leaking. We were offered a second room which was worse than the first one we had. Front desk staff is super friendly and tries to help. Food in the restaurant was okay but overpriced. Location sure is beautiful but with the way these rooms look and smell, Kingsmill is not a $400 per night resort anymore.

We have stayed 2 nights here during the fourth of July weekend. Pros 1. Locations: it's pretty much right next to the Busch garden and close to the gas station/restaurants/water country water park. 2. Clean ground, nice river pool, great services, and quick responses from the front desk via text. Cons 1. Room: Like others mentioned, our deluxe king room seemed very old, outdated. It is a condominium. You will hear your neighbors footsteps from above, dogs howling through walls. Also, we caught a few spiders and mosquitoes in the room. 2. Food: The breakfast buffet and the food at the mill were okay. It's just for convenience, not quality. Even with the couple of cons I pointed out, I appreciate all of the help and prompt response I got from the hotel. It has great potential once they invest in upgrading rooms.

The resort is costly, but well worth the price. The staff is amazing and welcoming. All of the amenities are fantastic for families vacationing. We were impressed by the cleanliness of the grounds and how responsive the staff was to any needs. We would recommend this place to anyone.

My room was ready late. The entire property is VERY outdated. The meeting room didn't have any outlets at the table or nearby for laptops. The laptop room was made up of some bizarre standing booths - incredibly inefficient and outdated. All of the restaurants on the property were severely understaffed. (One server for each place is insane. It's the summer at a resort in a college town.) The landscaping was nice. Hold charges on my account are still present a week later. I've never had held charges stay on my account for that long. The lazy river closes at 8pm. It is summertime and still light after that. The breakfast "buffet" had next to nothing and was almost $30. I definitely would not recommend this "resort" unless you are just going to play golf for the day. I was there for a work retreat and would have never picked this place for myself or my family to stay at.
