I am totally conflicted with how I should rate this place. I paid full price for my two bedroom suite. My cousin paid partial price for the same two bedroom suite as a potential timeshare owner. My room was old and outdated. My first room was smelly and Erie. Stains on the bedsheets and cigarette buds on the banister. I complained to the manager who quickly changed my room to a better one. He also offered a bottle of wine for my inconvenience. My new room was still outdated with small 32 inch TVs and older than my grandma furniture. The carpet was dark and creepy. I figured this is just the look of the resort. I then went to my cousin's room where it was updated, clean, fresh and beautiful. I was so disappointed and immediately felt like since he was a potential owner they gave him upscale. I, on the other hand, got disgusting. Now, let's get into this 90 minute that turned into 4 hours timeshare conversation. Now, i paid full price to avoid this but my kids wanted to go to bush gardens. I was offered during the time of check-in bush garden tickets at a discounted rate in exchange for a 90 minute timeshare meeting. I agreed when I shouldve just checked Groupon. Upon getting there the woman was rude. He behavior made me want to leave, which I shouldve, but my husband opted to stay. The man we met with was pleasant but the time wasted we will never get back. Not impressive enough for 4 hours. Anyways, my experience was not the best but the resort itself was nice snd entertaining. Miniature golf, arcade, movie theatre and pools were satisfying. Not a lot of staff on the grounds for assistance. The room on my side which was area 36 totally suck! Please stay in the sections 1-12. Way better!

This was a trip for our sons early birthday present to Water Country. This was the best place to stay for our first booking through a third party. The site, room, amenities, staff, food, EVERYTHING was great!! Everything needed is within walking distance. We are DEFINITELY planning another vacation!!

There were bad things and good things about our stay. We were tired after a day of travelling and found the gauntlet with checking in to be overwhelming, especially as we interacted with four different people. They were all very kind, but the process seemed inefficient. The last question to my mom about if she was married and how she could have earned some sort of reward points of her husband has been there threw us both for a loop. Seemed inappropriate and unclear as to why you get points with your spouse but not with other people? Our space was not ready until 5:30 which is honestly unacceptable. We thought a voucher to the sly clyde of some money back would have been appropriate. The suites weren't amazing, but I found the beds comfortable and the place generally quiet. I loved the bathtub! We also enjoyed having a kitchen to cook some of our meals in. The wifi connection was horrible. That was kind of crazy in 2026. We loved the amenities like the adult pool, mini golf, fire pit, game room. We probably aren't the demo for this place. It seemed wonderful for larger families with small children. But there were some sort of egregious issues that I thought were worth mentioning.

Kingsgate was not a bad pick. It wasn't my first choice, but it checked off some boxes. We came here for our annual family vacation (family of 5), the room was clean but a bit dated. I could see there were renovations made, like the bathroom shower and things like that, however, the floor boards were more squeaky than a mouse in a trap. The arcade was great, and the pools were nice and big. There was a fire pit, and you could request for a s'mores kit. They have a movie theater with films playing all day. The mini golf course was a nice touch. I just wish they had a basketball court instead of pickle ball and tennis. Busch gardens is about 15min away, the outlets about the same distance in the opposite direction.

The elephant in the room: If you book with cash like I did, just say no to the timeshare presentation (they will call it a tour) and keep saying no when they keep asking. If you want Wyndham timeshare points, you can get them from eBay for $1 for as many as you want, but you will still pay through the nose for maintenance. The rooms are spacious, it's great to have a two bedroom layout and a kitchen when traveling with kids. Unfortunately, we shared the rooms with a number of german cockroaches (not to be confused with timeshare salespeople). The location is hard to beat for convenience to shopping, Colonial Williamsburg, and BGW. There is no EV charging. In 2026, particularly for a long-stay property in a car dependent location, this will cost you a star. Paid EV charging is fine! The amenities are hit or miss. For example, we were really excited to have on-site mini golf, but our evening game moved very slowly because we were stuck behind a couple of groups of boomers who think they are at the Masters and need to take everything pretty seriously. We tried again for a game the next morning and found that mini golf doesn't open until after 9:00 a.m. There are clear signs of deferred maintenance like one of the entry gates was permanently up while we were there, there was a pretty nice leak from some of the pool plumbing, buildings are generally in okay but not amazing shape. If you are buying (we are not!), you should expect to maintenance fees to go up to cover this. Oh, and the wifi sucks, we are here for vacation but would have been living off of cell phone hotspot if anybody was here to work. EDIT: Emailed as requested, no response after 10 days. I assume the cockroaches selling timeshares are "working as intended", and the cockroaches in the rooms are still there and ready for the next guest. Downgrading to 1 star for the insincere request for contact / discussion.

This is a classic resort. Each room has a small kitchenette so you can choose to dine in or out lots of activities at resort amenities. It is not accessible so be prepared to carry your luggage up and down stairs. The staff has been delightful.

Excellent location and great facility! Special thanks to Gloria in the activity center for moral support and directions around, and to Sherri at the front desk for providing a jump pack to start my car after I completed an alternator install in the parking lot! It's people like them that makes you want to come BACK to a location! Thanks to everyone on a golf cart too! Y'all are great!

We had a great time with our kids and my parents over Easter weekend. Loved the Bunny hop, the run, the Easter egg hunt and other activities. There were plenty of things to do within the gated community in walking distance - the kids loved swimming, the arcade, the giant checkers board outside, and the playground. I’d stay here again.

Could be fun as long as you're elderly. Definitely not meant for younger families. Rooms are mid, cleaned half way, can definitely hear those above you. Got kicked out of the indoor pool for it raining outside. Showed arcade games in the pictures and those arent there. Positive is its 10 minutes away from stores and other activities. Havent had a bad interaction with staff either so thats a plus.

We are a family of two adults and one child, and we stayed at this property for four days and three nights through a vacation package purchased via Club Wyndham. According to the terms of the offer, the mandatory sales presentation was supposed to last two hours. In reality, we were forced to sit through the presentation for almost four hours. In addition, I was explicitly told over the phone that there would be a dedicated space where children could play during the presentation. No such space existed. As a result, our child was also required to sit through the entire four-hour presentation, which was extremely distressing for our family. To make matters worse, a nightmare continued after the stay. Because I had purchased two vacation offers at once, I attempted to cancel the second one after this awful stay. The experience was so traumatic that I could not persuade my family to visit another venue. However, customer support refused to refund the second offer, citing the seven-day cancellation window. Despite the fact that they violated their own terms by forcing us to attend a presentation far longer than stated, they strictly enforced the cancellation terms against us and denied any exception. This was a deeply unpleasant and stressful experience, and I would strongly caution other families—especially those traveling with children—before accepting similar offers.
