If you’re near Williamsburg and on a budget, this is a great option. The rooms are clean and comfortable for basic needs. Just what I needed! Very pleased with staying here. In a great location, too!

Pros: very close to Colonial Williamsburg, Visitor Center is a 14 minute walk away. A block from a great Bodega open 24/7 ( has a generous bakery for breakfast items). Bus stop right at the edge of the parking lot if you don't want to walk or drive to CW. Very comfortable bed. Very cheap option to see the sites. Cons: No breakfast, not even coffee. ( go to the Bodega ExxonMobil station, a 5 minute walk away). Pool had no water and is quite tiny. Rooms need a deep cleaning. I moved the bedside table and found dead bugs, false eyelashes, you name it. Hot water in the shower lasted only a few minutes.

The rooms are spacious, but the fixtures and lighting could use an update. The appliances are pretty spacious for a hotel room, like the fridge. The ice machine didn't work during my stay and there's no on-site vending machines. Otherwise, a pretty quiet establishment. They actually had a tub that worked and the complimentary bigger mounted shampoo and conditioner. The heater may need to be fixed as it didn't heat as well or the room was drafty. But, for price, not bad.

We stayed there for two and a half months. First, it was alright, then the water was cold all the time, I couldn't take a shower in the evening. I had cigarette holes in the sheets and bed spread. They were fixing the roof so there was a lot of banging overhead. I wouldn't use the microwave because the paint was missing where the wheel goes around.

Room was dirty upon entry. Floor was not swept and pillows had to be swapped out for new pillows. The pillows that were swapped out had mold on them. The pillow was replaced with a new pillow, but was surprised that original pillow was acceptable.

This was an excellent hotel. Little hidden gem in the heart of Williamsburg. Clean rooms, friendly host. Very quiet. In the heart of historic center. 5 minutes away from all the parks and historic activities. Location is great. Stayed for 2 nights. I would come back and stay here again.

DO NOT STAY HERE! I stayed here for a few nights, the water was always cold, there were bugs, and people always smoking by the rooms. The manager/owner charged my car two additional nights and when confronted, he refused to give a refund and said he couldn’t even see the charge. This place is TERRIBLE!

For the location and price this was fair.....except for the large spider web that has been there dangling for quite awhile. After a long hot day we arrived to a nice cool room. Did ask for extra towels up front. Soaps and shampoo provided. We had 2 double beds and a table w 2 chairs. Everything was fine till I saw this large web. I was too tired to care at the time and nobody was at the front desk when we checked out to mention it too. 2 pillows per bed and no extra blanket. I'd stay there again for 1 quick night sleep and leave.

Do not book this place for your stay, the photos are a fake facade! We booked our stay looking at the photos on the website, the room reeks of bad smell, the sink is clogged and water does not drain. The guy at the front office named Kevin is extremely rude ! We asked him where the trash was he said put it in your room. Cos no trash cans outside, pool is very small lots of bugs and hair, in it, the pool towels are small and had hair in it. The beds had bugs once you pull the covers, my legs started itching. Not at all worth the price! You can smell the dust in the room, the place is very dirty, no extra plugs to charge anything unless you take your own multiple plugs outlet. The towels they provide are useless. Do not book this place.

Update: I stayed here last year and was rather impressed (see below) so I stayed here again when my job brought me back this year. It didn't seem like the same place. I knew I'd be there a while, so I paid for a weekly rental. They showed me 2 rooms on the back of the hotel that were available for long-term rentals. Both had dingy-looking old carpets instead of clean tile, but they couldn't be that dirty if they were getting vacuumed every day. But they weren't. I had to go ask when my room would be cleaned, and the manager told me the weekly rooms were cleaned once a week. Oh, and the maid was new, so I should tell him if she forgot something. I'm pretty sure she always forgot to vacuum, and that wasn't the only issue. I always had to empty my trash because she "forgot," and I even had to go to the office to ask for trash bags and toilet paper. The fridge wasn't working well when I got in. I had to crank it up to the coldest setting for it to be refrigerator-cold, and the door was stiff. My second week, I got fed up with it and complained, and the manager said he'd get me one of the new fridges they'd ordered... when they came in a couple days later. I was ready to leave if I didn't have a new fridge by the end of the week, but it came in and he replaced the old one himself. The old mini-fridge was so rusted out that the entire bottom came off in a mess of rusty fragments. He swept up the fragments, but I had to ask him to vacuum up the smaller pieces. Even after he finished, that entire area had a rusty sheen from the fragments that were left. It was all very depressing. The only nice thing I have to say about the place was that the family running it were very pleasant and seemed to try to be accommodating. But that only gets you so far when they lost their only excellent employee and have rooms that they don't maintain. Last year: I was traveling to Williamsburg on a work trip and was on a tight budget, which is why I chose this hotel. It was the least expensive one that showed up on Google. But it was far better than I'd expected. The rooms are old but well-maintained. The staff seems to be an extended family and are very friendly and welcoming. There's even a pool, nice but smaller than the standard backyard pool and with only enough room for one table and one deck recliner in the pool surround. They have a guest laundry, though the washing machine wasn't working when I was there. Aside from that, my only complaint is that the mattress seemed old and was much firmer than I like.
