We love Bay Tree manor! We loved having our wedding at this gorgeous place. They have a perfect size for a beautiful event. The family that runs this business is professional & kind. They did an amazing job restoring this historic place and adding to its charm. The rooms are pristine and the bathroom is gorgeous! Well the whole place is just gorgeous and relaxing. Wow! Super nice and friendly couple that welcomed us into their home. Gorgeous rooms and amenities with beautiful nature surrounding the property. The view of the bay was the highlight of our stay. You will experience a delicious and fabulous gourmet breakfast. Eggs Benedict was our favorite.

The Bay Tree Manor is an exceptional experience! It is located in a picturesque setting on an inlet of the Chesapeake Bay. When you walk in through the front door, you are greeted by a picture postcard view of the Bay, the built in swimming pool with terrace and the finely manicured grounds. We were greeted by Mark and Paige as we exited our car. They were warm and welcoming. And it was genuine! We had a chat in the great room as we entered. They are very easy people to talk to. We could tell from those first minutes that they had found their "dream job" as innkeepers. Breakfast each morning of our 5 night stay, was a culinary surprise and a delight. Mark was always careful to gauge our eating preferences and he always was on target. When I told him we didn't care for spicy food, I only had to say it that one time. I asked for my coffee a certain way and for the next 4 mornings there Paige remembered. Our room, as well as the common area, was spotless. There was an attention to detail that we haven't seen. Courtesy slippers (NEW!), plenty of bottled water, bed turndown and chocolate on our pillows! Mark and Paige made us feel special. They were preparing to host a wedding for 160 people the day after we left. With all the preparations they had to do, nothing we asked for was ignored or regarded as unimportant. One night we chose to get wine and cheese for dinner. Paige told us to get anything we needed from her beautiful kitchen. We appreciated that. We have been to about 40 bed and breakfasts in the last 20 years. Bay Tree Manor is at the top of our list by far. Other innkeepers should book a stay there to learn a few charms of the trade. On relatively short notice, we decided to have our wedding at Baytree Manor rather than the steps of the Courthouse. What a perfect decision! Not only is Baytree Manor located in my favorite coastal town, it’s got the best views too! From start to finish, Paige & Mark are the best of the best in hospitality! Kindness is the word that wraps them up in a nutshell. Mark’s breakfast deserves a Michelin Star! Paige’s attention to detail & charm are unmatched! The suite we had provided a true sanctuary for us to relax after our special day! The beds are SO comfy and the amenities are dreamy. We can’t wait to stay every year for our anniversary! Whether you’re looking for a romantic weekend getaway or a dream come true location for your wedding … this is the place!

Wow—what an amazing stay! From the moment we walked in, Mark and Paige made us feel completely at home. They are the kind of hosts who genuinely care and go out of their way to make everything special. The rooms were gorgeous, super comfortable, and filled with those little touches that make you want to stay forever. And the breakfasts… absolutely incredible! Every morning was such a treat, and you could tell they put so much love into it. This place isn’t just a bed and breakfast—it feels like staying with old friends who happen to have a beautiful home and unbelievable cooking skills. We left feeling refreshed, spoiled, and already planning our next trip!

Mark and Paige were fantastic hosts. We enjoyed sitting on the peaceful back patio looking out over the bay with a glass of wine after a great day of Cobia fishing. The breakfast the next morning was 5 star. I highly recommend staying at Baytree Manor anytime you are in need of a relaxing getaway.

Our family had a wonderful stay at the Bay Tree Manor. The owners are super nice and personable. They make amazing breakfasts that are more than one course, accommodate food allergies, and are served in a beautiful room with big windows. The pool was great and they provided towels. The property is on the water and fun to explore. The rooms were clean, comfortable, and spacious. Had fun hanging out on the porch with Mark and other guests in the evening. Can't recommend this place enough!

My wife booked a kid-free anniversary weekend at Bay Tree Manor, and we were both thoroughly impressed! If you're considering a trip to the Williamsburg area, I highly recommend staying here. The views of the water were beautiful, and we especially enjoyed taking the kayaks out for a peaceful paddle. We’ve stayed at several well-known B&Bs—including some listed on Select Registry—and we enjoyed our time at Bay Tree Manor just as much! Mark and Paige were fantastic hosts. The breakfasts were absolutely delicious—filling, flavorful, and generously portioned. They went out of their way to make us feel at home, including surprising us with a chilled bottle of wine (one we had mentioned liking!) waiting in our room after dinner. Due to a last-minute event cancellation, we happened to be the only guests that weekend and were graciously upgraded to the Roosevelt Retreat. It truly felt like a retreat—an incredibly comfortable king bed, a relaxing jacuzzi tub, and plenty of space to unwind. We’re already hoping to come back again—this time with our kids in the adjoining room for a family getaway. The peaceful waterfront setting, flexible accommodations, and warm hospitality make this an easy choice over a traditional hotel.

Everything about Bay Tree Manor is spectacular. From the excellent hosts, Paige snd Mark, to the luxurious accommodations, hearty and delicious breakfasts and the gorgeous setting, Bay Tree Manor has it all! We were searching for plain old rest and relaxation which Paige and Mark provided in spades. But there is so much more: convenient proximity to historical sites; outstanding restaurants; beautifully soothing nature vistas; and, wildlife sightings. Some of our favs included listening to the rolling tree frog songs in the evening on the covered front porch, great blue heron and egret sightings from the living room as well as watching the deer graze on the back lawn. Indulge yourself and plan a stay—it is MAGICAL. We look forward to a return visit sooner rather than later! If I could give Bay Tree Manor 10 stars, I would.

This BNB was the highlight of my trip to the Williamsburg area. Mark and Paige were delightful hosts. The accommodations were well appointed (and the little chocolates were always a pleasant surprise). Breakfasts are very generous (and I've fallen love with that coffee maker). It was during a major heat wave, so the pool was a welcome amenity. Would definitely return.
